    In the current trend of urbanization, the concept of a **“15-minute city”**—where residents can access most amenities within a 15-minute walk or drive—is being adopted by many large projects as a strong selling point. For the Zeitgeist City project (also known as GS Metrocity Nhà Bè) in Nha Be District, HCMC, the developer emphasizes a diverse system of internal amenities: from parks, scenic lakes, clubhouses, commercial zones, schools, to hospitals—allowing residents to “live, play, study, and exercise” without traveling far. However, this major advantage only truly becomes a value if the **amenities are actually operational**—the question is: how functional are the amenities now? What is the resident experience like? And is there a gap between the brochure and real life?

    The “15-Minute” Concept & Project Promise

    The 15-minute city concept stems from a sustainable development trend: reducing travel time, increasing community interaction, and enhancing quality of life. Located on Nguyen Huu Tho street—the gateway to Southern Saigon—Zeitgeist City is advertised as the “largest and most modern urban area in Nha Be,” integrating a full range of townhouses, shophouses, villas, and well-organized internal amenities. Here, the developer promises: a few steps to the park, a few minutes to the school, a few seconds to the scenic lake—the symbolic image of the “15 minutes.”

    Operational / Non-operational Amenities

    According to public information, the project boasts a prominent list of amenities: green parks – scenic lakes, clubhouses (gym, swimming pool, coffee shops/restaurants), and small commercial areas. For example, the article mentions: “images of super project internal amenities… green parks and scenic lakes appear everywhere in the project… community living areas: coffee shops, BBQ gardens, gym systems, multi-purpose sports fields.”
    However, upon real-world inspection, there are still signs of “ongoing completion”:

    • Although brochures state “Asia's leading utility system,” introductory pages still mark many items as “expected.”

    • Some sources have not confirmed that all amenities are operational 24/7 or fully handed over to residents.
      Therefore, amenities are a major plus—but they also hide a gap: if amenities are not yet operational or fully handed over, residents will not be able to utilize them as promised.

    The First Resident Experience

    Although official interviews with the first residents were not found in public sources, there are signs that a resident community in this project is gradually forming. Near-complete internal amenities help the first residents have a smoother experience. But the question that needs to be asked is: **Are the amenities truly “a minute away” or still require travel to external facilities?** For example, the introduction states clearly: “a system of schools at all levels, hospitals, commercial centers” located within the urban area.
    If a resident has to drive 10-15 minutes to reach a school or a large supermarket instead of just a few steps, the “15-minute” criterion is not met. And for shophouses or townhouses here, buyers need to survey: is the house location immediately “adjacent to amenities” or is it situated in a sub-zone far from the clubhouse, scenic lake, and commercial area?

    The 15-minute city is an aspirational direction, but it is only valuable when every amenity is truly operational and serving residents. Zeitgeist City Nha Be is in a "halfway" stage—the infrastructure and landscaping part has met standards, but the amenity operation part still needs time.
    Looking at it positively, this is a **“maturing urban area,”** and early buyers will gain full value when the ecosystem is complete. But if you view this as a “15-minute city” today, you should probably spend an extra 15 minutes surveying the actual site before making a decision.
